Used AIM loan twice and twice satisfied

I have now used them twice. My first refi with AIM Loan was in 2011 and my second in 2012. Both experiences were great. Before using I saw some mixed reviews but what I gathered is that part of the way you get the cheaper rates is that they do nearly everything via internet. Being in my 30's I would rather them email me to respond on my time than have them call and leave me voicemail. If this is your first mortgage and you don't know what to expect they will not communicate as well as the more expensive banks. If you are comfortable with what happens in closing a mortgage and in having your questions answered over email they are a great way to save a few bucks over the places that will hold your hand closer during the process.
In 2011 the refi closed on time. In 2012 the closing date slipped by several weeks but they extended my lock period without problem since the delays were on their end. I don't expect rates to ever get low enough for me to consider doing another refi but if they do I plan to use them for a third time.
The "guaranteed closing costs" came out right on the money my first time. The second I was charged a few hundread bucks less at closing than the quoted costs so I was very happy.
PS - I was also very satisfied because the day after my aprasial I found the same interest rate with cheaper closing costs and they quickly matched the offer.
